How our direct rental process works at Renting Wildwood


Renting Wildwood operates as a marketing and technology services company, not as a real estate broker, property manager, or transient accommodation marketplace.

Our platform provides property owners with independent digital marketing space. Each participating owner maintains what is effectively their own standalone “website” within the Renting Wildwood platform, where they may advertise their vacation rental property directly to prospective renters.

Renting Wildwood does not participate in the rental transaction itself. All rental activity occurs solely between the property owner and the renter.


Owner Control and Responsibility

Each property owner advertising on Renting Wildwood:

  • Independently manages their rental listings

  • Sets all pricing, availability, and rental terms

  • Screens, approves, and communicates directly with renters

  • Drafts, provides, and enforces their own lease or rental agreement

  • Collects all rental payments directly from renters

  • Determines and remits any required taxes

  • Assumes full responsibility for compliance with all applicable local, state, and federal laws

Renting Wildwood does not collect rent, security deposits, taxes, or any other funds on behalf of owners.


Renting Wildwood’s Limited Role

Renting Wildwood’s role is limited strictly to:

  • Providing marketing exposure for vacation rental properties

  • Offering technology tools that allow renters to discover and compare available properties

  • Providing a platform interface that connects renters directly with property owners

  • Charging a platform or booking-related fee tied solely to the use of our technology and marketing services

Renting Wildwood does not:

  • Act as an agent, broker, or representative for owners or renters

  • Negotiate rental terms

  • Set or influence pricing

  • Approve or deny renters

  • Draft, supply, or modify lease agreements

  • Provide legal, tax, or leasing advice

  • Participate in or control any aspect of the rental agreement

All rental agreements are exclusively between the renter and the property owner.


Not a Real Estate Brokerage

Renting Wildwood is not a licensed real estate brokerage, and we do not perform activities that require real estate licensure under New Jersey law.

Specifically, Renting Wildwood does not:

  • Represent owners or renters in any real estate transaction

  • Negotiate or procure rental agreements

  • Act “for another” in the leasing of real property

  • Receive compensation contingent upon the execution of a lease

Our fees are tied solely to access to and use of our marketing and technology platform, not to the procurement of tenants or the completion of rental transactions.


Not a Transient Accommodation Marketplace

Renting Wildwood is not a transient accommodation marketplace as defined under New Jersey law.

  • Rental payments are not processed through our website

  • Taxes are not collected or remitted by Renting Wildwood

  • Booking confirmations and lease execution do not occur on our platform

Because all payments occur directly between renters and owners, and because Renting Wildwood does not facilitate payment processing, we do not assess or collect transient accommodation taxes.


Tax Responsibility

Tax obligations depend on the individual property owner’s circumstances.

  • Property owners who own more than three properties and advertise on our platform are required by law to collect and remit applicable taxes.

  • Owners with fewer properties are responsible for determining their own tax obligations under local and state regulations.

Renting Wildwood does not provide tax advice and does not determine tax applicability for owners.
